When you start your home search in earnest you might suddenly come across a property you want to look at. It’s the weekend and you decide to call a Realtor to go and look at the property. It’s important now to understand the process all real estate agents must go through before we show any homes.
Appointments Needed To Show Houses
Even though many homes have keys in digital lock boxes, that doesn’t mean we can go when we like. An appointment is required. I need to make a call to request a showing, the seller needs to be contacted to approve the time requested and then that communicated back to me and then my buyers. If all goes well and each person happens to answer the phone right away it can be achieved quickly. Even if a house is vacant an appointment must be confirmed.
Several home showings in a day can become quite a logistical nightmare. If every seller wants their listing agent to attend then I must make each appointment one by one and get confirmation before scheduling the next. When looking a luxury homes I can spend hours trying to get a daily schedule organized for you.
A Realtor Schedule
We all have several clients on the go at any given time. We also have families and need personal time. Real estate is one of those careers where we can work 7 days a week and often well beyond normal business hours. Here in the Midwest we are often very busy as the spring and summer seasons get underway.
An active agent will need their schedules booked at a minimum 24 hours in advance. On the rare occasion I get an entire day off on a weekend that time is very precious to me, so I have to be true to myself and let some calls go to voice-mail. If we don’t take time off we experience burn out and that’s not good for anyone’s health, physical or mental.
Be Prepared For A Denial
There are ways to achieve the best service from your Realtor.
- When you decide you want to buy real estate, take the time to choose just one real estate agent. Work together as a team. Let your real estate agent know what your goals are, a time frame and your general availability. Interview one or several that’s up to you but let us know all about your real estate purchasing plan before you decide to look at homes.
- Give us some notice. Sometimes we can be available that day but schedules might be full. The next day is usually more feasible. Yet we must also factor in other people when scheduling appointments to view homes. Expect us to be busy on weekends, so if you know you want to look on a weekend give us plenty of notice.
There’s no doubt if I have a working relationship with a buyer I am often able to squeeze in a last minute request but if this is the first call you have ever made to me you are likely to be denied that request. The points listed above help me work with buyers that truly want help buying a home, not someone who just wants to look.
