Before we look at specific marketing ideas it’s important to address pricing. This aspect was high-lighted this morning as I was reviewing a listing of interest to one of my Wynstone buyer clients. Although our market is no longer collapsing, pricing a home in Wynstone is important. I am not sure why but the listing in question started with an extremely high price, made several price cuts, made five changes in Realtor and now appears to be in tune with the current market and competing listings and sales.
Pricing is a key aspect of selling real estate. Too high and the market will reject it. So any and all marketing is a waste of effort if the price is just too high. It’s crazy that three years after the market started recovering, and I am still talking about over-priced homes. I understand it’s usually an emotional attachment to a home. Yet when it comes to selling, the “my home” aspect has to be removed and the house is an item of real estate to be sold. That may sound harsh and it can be difficult to grasp, especially if your family has spent a lot of years growing together in the home. The goal here is to pack up your memories and transplant them in a new home, adding more.
Enough about pricing, we’ll assume that the pricing is good and move to marketing. The most efficient method of Wynstone Realtors to market a home is our MLS. However marketing does not start with exposure it starts at the property and that means presentation. These 3 things combined are the best marketing any Wynstone, North Barrington home seller can ask for.
- On target pricing. Best chance of not being rejected.
- Presentation. Increases the chance of acceptance.
- MLS exposure. It’s the place to get your property in front of other Realtors and they have the buyers.
It’s a great and proven combination. But marketing using these three things only, is what we refer to as the “set it and forget it method of marketing”. Surprising considering the internet has such a wide range of additional marketing methods for Realtors to use that are improving as each year passes.
Did you know that relocation is alive and well? The internet has become the perfect resource for relocating families. They can do research months in advance of an impending move. Your home needs to get the best exposure it can here because buyers and relocating buyers make use of plenty of different resources online.
Out of state buyers get to a point in the moving plan that they have identified where they want to live. So they start searching by neighborhood. Wynstone is a lifestyle neighborhood that appeals because of golf, gated, luxury, waterfront, architecture. Relocation buyers can be focused now on Wynstone and will start an online search using the name.
Ask any Wynstone Realtor – “What is your online marketing for the Wynstone Neighborhood?” It’s a very valid question but the difficulty is that it’s hard to explain to a seller what marketing can be done, how it’s done, and why it’s important. The majority of Wynstone Realtors do not go above and beyond the “standard” marketing methods because they either do not know what else to do, or have failed to invest the time, money and education in online marketing.
As a Wynstone Realtor that does go above and beyond tradition and does know how to market to online buyers, I cannot explain in 30 minutes to a seller the what and why. Many of these things and more are supporting methods of marketing, rather than the primary methods. Some are necessary. Some are fading away, the internet has far more reaching abilities and therefore negates some of the older methods. Some are best practices. All Wynstone Realtors focus on different aspects of marketing homes in Wynstone, some use the “old” methods, others use the “new” methods.

It’s highly unlikely they know all the homes for sale and even less likely they know the street addresses. The number one thing we do is beat all the competition online for Wynstone property searches. There are no other North Barrington or Wynstone Realtors that have websites with a section devoted just to Wynstone. No matter what Wynstone phrase you search for, I think you’ll find this website on the first page. Sometimes right at the very top. It’s hard for us to beat the golf club or the home owners association because of the way Google ranks organization websites. But for real estate we are the local “king”. Does a Wynstone Realtor Have To A Resident?
Some might say yes, some might say no. The question really should be how much does a Realtor know about Wynstone. Has a Realtor sold any homes in Wynstone. Homes can be sold by non resident Realtors but it pays to know the community, to be involved even if we don’t live there.
