Is it the MLS and nothing? There’s an old saying in real estate marketing, para-phrased by property sellers rather than real estate agents. It states this: “All listing agents do is put it in the MLS.” I would say that probably 95% of the time that is true. The MLS way of marketing is the primary place your property will get the best exposure, to Realtors! Realtors have buyers, once a buyer is ready.

Limitations of the MLS
While on the subject of the MLS, it has limitations. A listing agent can only upload 25 pictures. Here in Barrington that’s not enough for some of our larger homes. The description of your home is also limited to 420 characters, not words, digits. I challenge you to describe your home in 420 characters and be 100% happy with the result. There’s some deeper issues with using only the MLS but again, as your listing agent I’ll reveal all. The reality is the MLS was designed for Realtors that belong to the MLS, not for property sellers.
What is Syndication? The Problem With Syndication
It’s actually quite a complex process and you can always ask me as your listing agent to explain it all to you, if you really care. The simply answer is your property is now appearing on hundreds if not thousands of real estate web sites in Chicagoland. All those thousands of websites do one thing. They advertise your property by the address. There are thousands of them. The other problem is your property is advertised on web sites that belong to agents that are hundreds of miles away. Talk about a waste of time. That’s all I have to say about syndication for this post. As your listing agent I can make better use of the system and am happy to explain it to you.
How Can Barrington IL Listing Agents Address these Limitations?
Fortunately for us the world of digital marketing in all industries grows daily. Companies are popping up all the time with new products and in real estate it’s no different. Listing agents have been provided with a plethora of tools at their disposal, so why aren’t they being used?
- There are so many which to chose?
- They are not free, so which one to chose?
- They all have learning curves, so which one to choose?
- Do I chose one or more? More learning curves, more costs?
- I don’t need them, I have a website.
That last statement has me rolling around in fits. Sorry but it’s one of the most common answers to seller objections about marketing. It’s the all in one fix it selection. REALLY?
Did you know most real estate agents are provided a template web site by their broker, they do nothing with it, it just exists. When they change brokerages, it dies and they might get a new one. The reality is it serves zero purpose, so why on earth are you accepting it? Just ask them how many people visit every day. I bet they won’t even know.
Does your Barrington IL listing Agent Know How to Market Your Home?
Last week I had a conversation with a home seller who was already listed with another agent but contacted me as they were dissatisfied with the lack of results. When we talked about the marketing I do for my clients they were astounded their agent did not offer any of the things we talked about. The reality is I did not tell it all for fear they would take notes and tell their agent what to do. Their agent fell right into that bag of “listed it in the MLS and done agents”. As it was they did get some tips. Should they not be successful with their agent they said they would call me. I am not allowed to induce them to try to change, that’s against the law.
Some of the marketing methods I explained to these sellers included:
- An individual property website and how that can help.
- A press release. Press releases are the perfect way to market to a specific sector of buyers. Who? Ask me when we list!
- YouTube. Say what! Yes and for very good reason!
- My web site and why that’s a 1000 steps ahead of my competition, if not more.
- Internet marketing basis and what I mean by that.
- Search Engine Optimization. You know when you search for something on Google the pages of results. If you need an example, search for this phrase. :”Barrington Horse Property” and see who is at the top. More about that when we list!
- Niche targeting for your home. How does that work? Ask me when we list!
By now I may well have lost you and that’s the point. My job is to make use of all the tools available to me, wrap it together with my internet marketing expertise and give you, my home sellers more than the MLS, much more. I know the why and the how and use not just the MLS, not the MLS + 1 tool but the MLS and all the marketing tools I pay for to market all my clients homes.

Taking Time To Select The Best Listing Agent For You!
By the way if you are ever in the market for a listing agent and want me to tell you over the phone what I do, we won’t be working together at all. I refused a listing in my neighborhood not so long ago because that’s what they asked for. Please be prepared for an interview, it’s a two way street and I also need to see the property. That’s just not something I can do over the phone in 5 minutes.
“Ask yourself, is that really the level of commitment you expect me to give? 5 minutes on the phone?”
