Deer Park home sales in 2013 were up on the previous year by 68%. 2013 had the best volume of sales in the last 7 years. Should we expect them to continue to increase or has Deer Park reached velocity? Deer Park is a small village and had 59 sales in 2013.
Deer Park Home Sales 2014 – 1st Quarter
We are now past the first and slowest quarter of 2014. Let’s take a look at Deer Park home sales this year compared to the same time in 2013.
Interestingly in January and March 2013 we had no homes close a sale. Compare that to 2014 when we had 8. February was down by one. The net effect is 2014 is outpacing 2013 by a considerable number: 11 to 4.
None of this gives up any idea about the rest of the year because from spring through late fall the market will be busy, it always is. My guess is that we will indeed surpass 2013 Deer Park home sales in numbers. There are 35 active listings, another 11 at some stage in an agreed sales contract process.
The question is at what point does demand for Deer Park outstrip supply? That will always be a hard question to answer because many home buyers consider nearby Barrington homes and Kildeer at the same time.
What About Average Marketing Times
Average marketing times are always a good measure for supply and demand. The chart below shows a steady decline in the last twelve months. A slight rise during the winter, I am sure it will fall again.
Last year we saw many Deer Park homes go under contract in days. As is always the case in a strong market, location, presentation and price will ensure a quicker sale. Presentation will look so much better if the grass is green. Who else is ready to say goodbye to their hay colored yard? I know I am.
