My Deer Park market report for the 3rd quarter of 2013 is due, actually a little over due so let’s get it done today. Deer Park does not have many sales every month and even quarterly there was often not enough to write about. Now the real estate market has picked up I will try to do a better job of reporting every quarter. Anyway here goes.
Deer Park Market Report for the months of July, August and September 2013:
- Single family homes sold – 16
- Attached homes sold – 1
- Average days on market – 122 days
- Average list to sale ratio – 97% for single family homes, 95% for the attached sale.
- Average sold price – $459,347
Those marketing times are a little higher than I expected. When I sold a home on Wagon Ct in July, Deer Park homes seemed to be selling in days, not weeks or months. A closer look at sales in the last 3 months shows a number of homes selling very quickly. The days on market varies from 2 days to 382 days.
So far this year there have been 45 sales in Deer Park. Not bad for a small village and compared with the last 6 years we are looking strong. There’s no doubt there is more confidence, the activity this year proves that.
Current Deer Park Activity
We currently have 30 active listings in Deer Park, the average marketing time for these is 108 days and the average list price is $651,404. There are 3 homes under contract.
As we knock on the door of the Holiday season and of course winter, sales are going to slow down. There’s never anything wrong with listing a home at this time of the year, especially if you need to get a jump start on getting buyers through the door. Whether you wait for spring or not is up to you and your circumstances but I am sure the best presented homes in Deer Park are still going to be in hot demand.
