Forest Lake in Lake Zurich is a neighborhood of approximately 550 homes set around a 42 acre lake. Originally a summer community it’s now a thriving subdivision on the outskirts of Lake Zurich. Established in 1953 buyers can choose from a mix of homes some of which are waterfront. In recent years there has been some regeneration of homes with new construction taking place of older homes.
It was our pleasure to list a renovated older home in Forest Lake and a thrill to know the renovation was going to draw a crowd of buyers. Early Saturday morning we released the home to the MLS and other Realtors and their buyers. Within an hour the showings were being requested. It was frantic and I never got a chance to get dressed! Some 5 hours later the frenetic activity stopped. Why? Because we already had an offer that was accepted and signed by seller and buyer.
Just 39 days later the sale was closed. It was delayed by 6 days due to a needed system re-test or we would have closed in 33 days. The reasons this home sold and closed fast were:
- Priced right from the start.
- Property was not listed until 100% ready.
- Property renovation was not a cheap and cheerful fix.
- Landscaping was updated to create great curb appeal.
- Great location.
- In demand price point.
- The lender did a fabulous job, and it’s not often we can say that!
- Sellers and buyers were responsive to questions and attorneys too.
All in all from start to finish, this is how a property sale can and should proceed….smoothly. If one lender can close a sale in 39 days, why is everyone else insisting on at least 60 days? I swear whatever the date is, lenders seem to leave it til the last minute. It can be done sooner. This home sold on day 1, closed on day 39 and sold at 102% of asking price!
