Summary of Stats
Kildeer is a small real estate market with an average price that seems very consistent. Listing price to sales price also appears consistent around 95%. Marketing times have increased slightly but remember these closings were of contracts that started in the winter months. I expect to see those numbers decline now we are in the spring selling months.
What Does This Mean For Kildeer Home Buyers
6 new listings have hit the real estate market in Kildeer since April 1st. One of those is already under contract, another has since been put on a temporary hold. That brings the total to 43 choices with an average asking price of around $818,000. In 2016 there were 66 Kildeer homes sold. Therefore we have an inventory supply of about 7-8 months. That’s less than Long Grove, a neighbor in the same zip code that has over a years supply at time of writing. Buyers still have time to make the right choice as anything over 6 months is considered a buyers market.
What Does This Mean For Home Sellers
As a small real estate market Kildeer competes with both it’s neighbors Long Grove and Hawthorn Woods and also homes in Deer Park. Finding comparable sales can be difficult as rarely will home sales be in your neighborhood. Use all sales in Kildeer to establish a range of pricing then be honest about the pluses and minuses of your home compared to the sales. Selling homes in a buyers market is truly a competition and the best will win. Fortunately we are not a cookie cutter homes location, so every Kildeer home will be different. Be sure your presentation is top notch, wallpaper is out, untidy yards are out, aging kitchens and bathrooms will hurt your sale as will location next to busy roads.
Spring Is Here
We know it, the weather tells us so. But for the housing market it’s activity that leads us to the feeling of an active market and Kildeer has 9 more homes under contract ready to close, April has already had 5 closings so we’ll likely exceed March. Contracts written in April will close in May and June and no doubt those will also be busy months for Kildeer.
