I spent the weekend negotiating on behalf of my seller of a property in Lake Barrington. As with all negotiations it was a back and forth between buyer and seller to find terms agreeable for this Lake Barrington Shores townhouse. We reach agreement and set about making sure all the paperwork is complete. All seems pretty smooth sailing, contracts are sent to both attorneys and the process of both attorney review and inspection contingencies commence.
- Monday morning I await a call from buyers agent as to when the inspection is to take place. Nothing.
- Tuesday morning I await a call from buyers agent as to when the inspection is to take place. Nope.
- Tuesday afternoon I get a call from a home inspection company. They have a client who wants to inspect my listing but he has no idea who his agent is.
At this point I almost fell off my chair! Yes this is the right buyer for the right property, and could I tell them his agent’s name and phone number. Whoa! Still trying not to laugh because while this is not actually funny, for me it’s astounding and all I can do is provide the information, scratch my head and think, how, just how does a buyer not know who his agent is! So I have to laugh, it’s sad but comical.
This buyer should have the following:
- Notice of agency forms, required to be given before agent and client start work together. His agent’s name is on that!
- A copy of the contract which has all parties involved including the agents names and phones numbers/email addresses.
Surely he has those? Please tell me he has those! Maybe he does not, in which case double wrist slap for his agent!! Perhaps at the minimum if she does not know her client until they look at homes, she should have given him a business card!
What astounds me more is why anyone looking to buy a house is working with an agent that he or she has formed absolutely no bond with, nothing. How did he end up having to work with some-one he has not connected with, or knows, or has interviewed. How much is he missing out on? How little is he being helped?

Buyers, before you spend money on a very sizeable investment, search for the best Lake Barrington real estate agents. Preferably find a buyers agent. Have a conversation with agents to identify the best one for you! Look for experience working the buyers side as the agent’s primary business and you’ll get a better experience, a smoother transaction, and you’ll get HELP and ADVICE! Never settle for a door opener!
Never go a real estate transaction alone. Experienced buyers agents have so much knowledge, experience and skills because we do this all day everyday. Your first purchase on your own could really cause you harm and using an inexperienced agent or one you have no knowledge about is not a wise choice.
I have a feeling this buyer is doing all the legwork himself, and if that’s true then I am sorry for him.
