Lake Zurich home at 23583 N Overhill Dr. presented by Corinne Guest of Barrington Realty Company. Although Barrington is my primary market I have prior clients that want to use my services in other areas and Lake Zurich is close enough to Barrington for me to service well, and it offers homes also in a great school district. Like all areas, a well priced home in the median price range that is presented nicely will draw a crowd and this one was proof of that. The details were taken on Friday with all the photos ready to release to the market early Saturday morning.
Taking a listing and getting started on the marketing which includes the MLS, is not a 5 minute job. I actually sat at my computer for about 5 hours, making sure all my house data was complete and correct, working on my photos and getting those ready for advertising beyond the MLS. I do take the time with my internet marketing, I am not just a dump it in the MLS kinda girl. I actually was a little “word dry” for the description and so I slept on that until the morning. A refreshed mind can do wonders for creativity! I was up early, as is normal in our household, even on a weekend. I grabbed my laptop and took it to drink with my morning tea and the words just flowed. Perfect!
30 minutes later, having checked everything was as I wanted, I released the home onto the MLS. I already had someone on Facebook very interested but they were not financially approved, the buyer would work on that on Monday. No worries! The MLS listing was being sent to buyers and within 30 minutes I was getting buyers agents connecting with me to book showing appointments. Here was I thinking I could have a shower, eat a lazy breakfast and work on more advertising on Monday. Nope. The phone and messages were pinging……for each request I had to check with the seller who was driving over to do some last minute tidying. I had to tell them to postpone that, the day was already filling up with showings. An hour and a half later I was told an offer was coming and an hour after that I had it in my email.
At this point I am still in my PJ’s, have had a cup of tea but no breakfast. I discuss the offer and we let the agent know it was accepted and would have it signed off asap. I took care of getting the sellers signature. Thank goodness for digital signing, I could stay in PJ’s! I finally got to get dressed, eat and then send the signed contract which was already back in my email, over to the Lake Zurich buyers agent. 5 hours after I released the property onto the market, it was formally under contract!

What a whirlwind that was! So what makes a new listing sell so fast? The average marketing time for a comparable priced property in Lake Zurich is 61 days. Here are the reasons we beat the average by miles:
- Priced right and priced in median Lake Zurich market. I am not a believer in pricing using silly numbers, I like to price evenly. We picked the perfect number, not being greedy but also not giving away what is a fabulous house.
- Location was good. Not close to a busy road or backing to commercial.
- Big ticket items done: New roof, windows, fascia, gutters and a sizeable investment into landscaping. Curb appeal just popped.
- Interior finishes included all that buyers desire: new hardwood floors, stainless appliances, brand new kitchen with granite, and island, all new bedroom closets.
- A 1956 built home looks brand new!
- Perfect time to list.
All buyers like move in ready homes, they can command a price highest in the comparable range. Buyers know it’s simply good to go! Like a shiny new car.
So How Does the MLS Work With This Scenario?
Actually the MLS is single handedly the number one advertising method any property seller needs. Subsequent advertising then supports it. Sometimes, just like this time, there were buyers looking and the house exactly fit their criteria, so they got to see the home first. They had already hired buyers agents to help them. Likely they were on email alerts from those Realtors too, making sure they saw homes the minute they appear. Never ever think a home will appear on Zillow/Trulia/or other websites the minute it hits the market. I never got to advertising this home on external sites until today, Monday, 2 days too late for buyers relying on those sites when looking for a new Lake Zurich home.
