The Villages of Barrington Illinois
First let’s address the fact that Barrington is a collective name for all the villages in Barrington.

Each village in the Barrington area shares the zip code of 60010. We refer to them as Barrington but they are all a little different. While some of our villages all have lot sizes very similar, others have a bigger variety.
Barrington has the largest population and therefore the most residential properties.
Many properties are in the center of the village and have standard lot sizes around a quarter acre. Others on the outskirts of the village center have 1/3rd to 1/2 acre, others in the far reaches of Barrington and unincorporated Barrington have lot sizes 1 to 5 acres. Barrington has the biggest variety and choice in lot sizes. If you don’t want a yard you can consider a condo or townhouse as there are a good amount of those here.
Got horses? The majority of Barrington Hills lots are of 5 acre parcels. We’ve got some larger and there are a few that are smaller. If you have or want horses, Barrington Hills is the place for pastures and paddocks, so head here first!
Anything from 1 to 5 acres although the majority are 1 to 2 acres. Lake Barrington has some new developments with 1-2 acre lots. It is also home to Lake Barrington Shores. This condo development with condo’s, coach houses and townhouses is all common area. It takes up over 500 acres of Lake Barrington’s real estate and is well known by locals.
Similar to and next door to Lake Barrington, North Barrington is similar with 1 to 7 acre lots. Most homes are on 1 or 2 acres, Wynstone has some marginally smaller lots but it also has limited acreage zoned for horses. It is also home to Biltmore where the lots start at a 1/4 acre and go up to about 2 acres.
Most of South Barrington’s lots are 1-2 acres in size. South Barrington is a collection of planned unit developments with very little individual parcels. There are a few bigger. South Barrington offers a lot of waterfront parcels too. Waterfront and gated communities offer the premium locations and homes on these lots will sell for a premium rate compared to non gated or waterfront.
Inverness shares the zip code and Barrington schools for about half it’s housing stock. Buyers often look at Inverness alongside Barrington areas and the lots are comparable in size. Most of the homes in the 60010 zip code are located on 1 acre lots, give or take. There are also a few condo areas, a town home neighborhood and some homes with smaller lots. Typically very comparable to those available in Barrington.
I call Deer Park the home of the 1 acre lot. A high proportion are about 1 acre in size, often 0.9….Homes are on well and septic. Many neighborhoods conform with both housing and lot sizes. Deer Park now has two townhome complexes with condo ownership and common areas, they are close to the Deer Park shopping mall.
A small village in the 60010 zip code, the entire village is named after the 2 lakes, Tower Lake and North Tower Lake. Originally a summer area it converted to a residential and the lot sizes can be an acre but are often smaller. Waterfront lots are premium but everyone gets to enjoy the water.

Most of the Barrington area is well landscaped. Whether from naturally growing trees and bushes from years gone by or from new trees planted as subdivisions were built, it’s a green and pleasant land, with creeks and brooks, walking trails and conservation. Our birds and wildlife are abundant, the concrete minimal! We are country suburban in nature, some farmland still exists, new construction is now limited as we fill all the corners of our zip code; and living a country suburban life is a wild change from city life.
