Wynstone North Barrington Market Trends
Last month we reviewed sales to date in 2015 and how we were comparing to prior years throughout the fall and return of real estate sales. Now it’s time to give you a monthly outlook. In October 2015 we closed four single family homes and no duplexes. Details of the sales are as follows:
- 27 S Wynstone Drive – Sold $500,000
- 34 Ketterling Ct – Sold $700,000
- 16 Wynstone Way – Sold $798,000
- 45 Castleton Ct – Sold $1,450,000
In September we had 2 homes closed and in August only 1. Maybe a rush to get homes bought before the Holidays? That first sale was quite a bargain. Originally listed at $899,000 and reduced to $699,000 the seller made it clear he wanted to sell and attracted a cash offer. The other sales were more in line with what homes in Wynstone have been selling for. The average marketing times for all sales in October was 100 days. That’s much better than the year on average which up to and including September was 352 days! Homes were sold at 84% of asking price. That number was skewed by the low sale and the high too.
Average marketing for 2015 now down to 242 days. Things are looking up and do NOT appear to be slowing down!
Wynstone Homes Off Market For Holidays?
There’s no doubt Thanksgiving is on everyones mind. We’ve got dinner to plan, family trips to factor, and in the case of two of my clients, homes to close by next Wednesday. Christmas is beyond that with gift shopping and all the crazy that goes with that. So will Wynstone sellers take their homes off the market?
In October I saw two homes come off the market and another on November 1st. But not one was taken off because of the Holidays. All 3 were re-listed for sale with lower asking prices. Two switched Realtors, one retained the same agent. Nothing off market since then. It appears all Wynstone sellers are serious sellers. There was one new listing to the market in October as well.
