Barrington’s real estate is about as diverse as it comes with regard to size. Everything is relative as well. Some of you may be moving from a condo to a house, others maybe moving from a large house to a mansion. You might need 3 bedrooms now instead of 1, or 6 instead of 4. Barrington has it all. With as many bedrooms as 9 in some of our homes, acreage of 5,10 or even more, garage spaces for cars and collections, even horse barns to accommodate a lot of horses, take your pick.
Run The Numbers
Move up home buyers need to focus on needs first and then wants. Budget is usually the limiting factor and you’ll need to establish your financial comfort level first. Buyers should never borrow what they can afford, but what they want to afford. Being house rich might make you cash poor. With no funds for updates, maintenance or FUN, is this what you really want?
It scares me to hear that those lending to income ratios have risen back up into the above 40% of your income range. I caution all mortgage borrows to think careful before maxing out your numbers.
Don’t forget a mortgage payment isn’t the only increase you’ll have. Bigger homes usually mean higher utility bills, higher taxes, and higher maintenance costs.
Starting The Home Search
There’s no lack of online places to search for homes. Remember though that sites like Zillow and Trulia do not have all the listings. Using this site is a better option as our listings are fed to the site direct from the MLS. Realtor.com is also a better option and I do like their tablet and phone apps.
