Home Sellers – If you are about to list your Barrington home for sale, you need to walk through with a critical eye; not the eye that is emotionally attached to this wonderful home that you have had many wonderful memories in. Of course we understand that and it can be hard to let go, but once your decision is made, prepare to take your memories with you and put the real estate business eye in place.
Poorly maintained homes can be fixed, anything can be fixed. One or two items that need fixing are not too much of an issue. Sometimes as home owners we don’t even realize something is wrong. However if you have a home that has been poorly maintained or even not at all over the last few years it’s going to be fairly obvious.
Buyers critical eyes – If you are priced at market value and your home has not sold yet those around you have, then it may be because buyers have a critical eye and have spied things in your home that have made them dismiss it. There’s still plenty of homes for them to choose from so they move on. If you have not already done so, pretend you will be buying your home, walk around it and see what you really see. If you cannot detach your emotions you could always ask a friend, especially if you are not yet listed.

Buyers home inspections – You’ve agreed a contract, the buyers inspection is done and low and behold the report is a laundry list of items that need fixing due in the most part because of poor maintenance. Again everything can be fixed but sometimes, even before addressing a repair list with a seller, buyers are worried about all the other things a home inspection has not revealed; those things that are covered and excluded from a report. You might well lose your buyer.
Remember, like it or not, first and second impressions are extremely powerful and poorly maintained homes can scream; volumes.
