Where can you find ranch homes in South Barrington? What styles will you find?
If you have decided to buy a ranch in South Barrington there are two areas you can look but the first will be restricted by your age because it is an active adult community so you need to be 50 years old right off the bat.
Regency at The Woods of South Barrington is a gated active adult community of ranch style homes. You won’t need to be shy of the prices here, these ranch homes are not cheap but you shouldn’t expect anything else for South Barrington which does have the highest price per square footage than any of the other Barrington villages. The even better news is that you’ll be buying either a brand new ranch or a young one. The proximity to The South Barrington Arboretum is wonderful, you can walk for a coffee or lunch or to browse and shop. There is a club house too. All of which are accessed from Regency Blvd. Oh by the way if you are still working it’s just a few minutes away from I-90 for a downtown drive-able commute.
Other ranch homes are found in many of the established subdivisions in South Barrington and these are also in the Barrington School District. There are never very many to choose from at any one time but if you are up for a challenge you can always buy a lot of land and build your own.
There are different styles of ranches in this community, the most common being traditional all brick ranches with 3 car garages on 1+ acre lots. I’ve seen contemporary too and lucky buyers will get waterfront or walk out basements.
How’s the Market for Selling your Ranch? What Should you do to Prepare for sale?
In the last 12 months, i.e. September 2012 to September 2013, there have been 10 ranches sold in South Barrington. The average marketing time for them was 126 days and they sold at 97% of asking price. The majority of those were 3 bedroom ranches and they all sold at 100% of asking.
That tells you there are a demand for ranch homes and if you are considering selling you need not be afraid of an extended market time. To further support that if we look at the last 6 months the average market time came down a bit to 119 days. There’s no doubt we are headed in the right direction. By the way the average sale price was $670,000.
So what should you do to prepare your ranch for sale?
You may not need to do a lot, if the demand is there, which it is; buyers are more likely to overlook things that you cannot afford to do, like putting in a new kitchen or updating the bathrooms. Make your home presentable inside and out, uncluttered, and add a splash of color to the front. Price it right from the start to capture the interest of all ranch home buyers.
