When you price your South Barrington property for sale, you’ll want to find comparable properties that have sold to get a gauge for what to price your home at. There’s no point comparing to sales in Barrington Hills, or North Barrington, those locations are not the same. Finding homes sold in your subdivision is likely impossible, the subdivisions are small and one or two homes are sold a year in each. So let’s look at the village to see what we can find. If there’s one thing for sure real estate never stands still for very long. Whether we are climbing, falling, or somewhere in between, once you know what the market is doing, remember that’s just for that day. You may or may not need to adjust your pricing based on what the market is doing, what your motivation to sell is or what offers you have received. Before making adjustments find out how the market has changed since the original price. Sometimes it isn’t a price change that’s needed at all.
If your expectations at the very beginning were set by understanding the average marketing time for your property you shouldn’t be looking to blame anyone, including yourself, your realtors, the buyers if you haven’t had any offers yet. It’s not the best idea to assume it’s anyone’s fault. You might just need a little more patience. If you never know what the marketing time is it’s certainly easy to pint fingers at your Realtor, feel vindicated and then hire another Realtor. Chances are at that point you’ll agree to a small price cut and things will continue at the same pace.

Understanding South Barrington Market Reports When Receiving and Responding to Offers
It’s often been said that the first offer you get is going to be the best. In general most of us will agree but I think the percentage quoted is too high. Maybe that’s because most houses sell to the first buyer, I’m not sure where the data comes from to support it. From my perspective I can tell you that it often is not the case. As a home seller any offer you get is an offer you should consider. However wouldn’t it be better to have the current data laid out before you when considering the offer?
Offers are more that just an number. They include closing dates and contingencies. They are structured and sometimes the structure is more important than the number. For example a cash sale with a quick close could be more important to you or it could be an absolute problem for you. Consider all parts of an offer as a whole but never be bullied into accepting an offer when the numbers tell you something different. Believe me when I tell you there are some pretty manipulative buyers out there. As far as I am concerned no matter whether we are in a buyers or sellers market, or swinging back and forwards, the only people in the driving seat in any market are you, the home sellers. There’s no entitlement on the part of the buyer, even though they might like to think there is.
