At the time of writing there are only two South Barrington New Construction homes for sale. One is built in the Active Adult Community by Toll Brothers, the other is to be built, also in The Woods of South Barrington by Toll Brothers.
Where are all the other new homes in South Barrington? …………Simply there are very few.
Buyers Searching for South Barrington New Construction
Having sold a number of homes in South Barrington this year both as a buyers agent and also listing agent, I know there are a lot of buyers looking for South Barrington new construction and not finding it. This is not a short term lack of new housing, it’s a long term situation because most of South Barrington is built out. Even The Woods of South Barrington is now building it’s final phase.
South Barrington is our luxury market. House prices go up to the several millions. It’s a revered location. So what can buyers who want South Barrington new construction do? I think the first step is to accept that no matter how long you wait, there will never be sudden availability of new homes here. You only have to look to the north, south, east and west of this small village to see we are pretty much hemmed in by other towns. No room to grow.
Here are some ideas to consider.
Look At Old-New Developments – South Barrington does have a few that were started before the market tanked. There were some homes built that have never been lived in. I am sure that’s what most buyers really want a new home. It doesn’t matter that is was built a few years ago, there’s no wear and tear and you are likely going to get a good price, much better than if you had bought it when it was built.
Also be aware that these neighborhoods were not finished. You may have a few neighbors now and it could take a while before more will come. You will likely have construction going on at some point in the future. Nathans Glen is an example. Builders here are also offering homes ready to start building.
Build Your Own – If you absolutely want a custom home, brand new just the way you like it, this is likely your best and only option. Find a vacant lot, hire a builder and end up with your dream home. Just be prepared for the wait and extra cost. Building materials have risen in cost even though housing values fell. Lot prices did fall but South Barrington can still cost a pretty penny for the best lot.
Young Homes – At the time of writing there are 12 homes under 10 years old. Most likely they are one owner homes, although not guaranteed. It’s unlikely any additional upgrading or renovations have been done, but the styling should not yet be too far gone. They’ll cost less to buy than new and when the time does come to renovate, you’ll get to choose your new finishes.
Renovated Homes – No matter the age the interiors are drop dead gorgeous. The sellers have completely renovated their homes and they look like new. Consider this. Any home seller that invests time and money into the appearance of their home is most likely one that takes very good care of it too. So whether it’s 15 or 30 years old you’ll know the current owners really cared for their home.
Re-Hab Homes – I am sure this idea creates the least amount of excitement in buyers because no-one wants to take on the job. Buyers like move in ready homes. However if you have the stomach for it, this option may not take as long as you think and you will pick the way your home will look. The trick is to find a home that needs renovations and negotiate for a great buying price.
Forget South Barrington New Construction! – There I said it. No point waiting for something that won’t happen. Look elsewhere. yes I know, you want the location, you want the schools, it’s close to I-90 and so on and so forth.
