It might only be February, there might be an awful lot of snow on the ground and you might think the real estate market is slow. Although the market is not hot yet here in Barrington, it’s moving along about as fast as these Canadian clipper weather systems. As always, in slow and fast markets the best properties always sell the fastest. Right now that’s what’s happening with many of the newest listings. They arrive and within a week they are under contract.
Second Showings May Make You The Loser
Last week I had two buyers find the house they wanted over the weekend. In both cases there was a stream of buyers looking, they were literally lined up on the street waiting their turn. It was snowing too! In both cases my buyers beat out the competition. Why? Simply because they knew this was the right home and took heed to my advice. If you want it, clear your schedule and let’s put the offer together and deliver it fast.
House 1. We were told there was to be a second showing by another agent. So my clients drove home 40 miles to collect a check book for earnest funds, drove back to meet me half way between their location and mine, all with 3 young children in tow to write the offer. They got the house. The other buyer lost out while they waited for an appointment to look a second time.
House 2. We had five sets of cars outside this house. During our showing my buyers looked at each other and knew this was the one. Busy working professionals with a kid activity loaded weekend they had very little time. Again they heeded my advice, cleared some time and we put together their offer. This time we were in a two horse race and my buyers won the house. Had they come back for a second showing they would have surely lost any opportunity to buy.
In a recovering market when activity is strong, insisting on a second showing may lose you the house. If you are not sure, well then I highly recommend a second showing but if you “know” then don’t wait, make your offer as soon as you can and that may mean canceling a dinner or a kids hockey game.
