Have real estate sales activity increased in the gated neighborhood of Wynstone North Barrington? Should sellers considering selling again or is it going to be a long haul? What can Wynstone home owners do to help a smooth sale?
Wynstone North Barrington Market Trends
The only way to measure sales activity is by comparison. By looking at the MLS (Multiple Listing Service) data we can see how many Wynstone homes have sold over the last few years to establish any trends. Here are the yearly sales since 2008, it sure highlights when the hard times were for Wynstone Golf Club Homes, or when homes sales were good. This piece of information also gives us an expectation of how many homes should sell every year. 2014 was a little light. Generally, it’s 2 per month on average but winter sees less and summer more. Here are the stats.
2008 – 13 ♦ 2009 – 14 ♦ 2010 – 7 ♦ 2011 – 23 ♦ 2012 – 25 ♦ 2013 – 26 ♦ 2014 – 18
How To Help a Smooth Sale
I toured several homes in Wynstone late summer 2015 with one of my buyers homes closed, one now under contract and a couple of active buyers looking. To get a feel for the estate homes the picture above shows they are well secluded on their 1 to 2 acre lots and many are located on the golf course. Curb appeal is not something Wynstone home owners really have to worry much about. If you are in a maintenance free area your landscaping is done for you but the estate homes with neat landscaping will always win the eyes of a prospective buyer. This should continue through the house. Make sure your home is neatly presented for all buyers, uncluttered and if you have a beautiful view make sure your furniture is not blocking it.
Well maintained homes should not reveal any surprises so before you put your home on the market for sale, make sure your maintenance items are all taken care of. Make showings easy. I experience homes where listing agents absolutely insist on being present for all showings and other agents that have their listing on lockboxes. I have to tell you the latter makes a buyers agents job so much easier. Especially if I am showing 10 Wynstone homes in one day. So please, consider lock boxes as the premium way to get more showings!
Pricing is still key to a succesful sale in Wynstone. If buyers see two homes of similar accommodation and in the same area, where one is $695,000 and the other is $895,000 there must be a really good reason. If a buyers budget is $750,000 the second won’t get looked at. That’s a buyer lost if you should be listed around $700,000 to $750,000. Asking a high price just to test the market results in just one thing. Home sale fail.
