There were no closings in Wynstone subdivision during November but the year was not complete as December saw 3 closings. Time to do a round up of the sales in Wynstone for 2015, compare to prior years and announce whether activity is strong and healthy again. We’ll also look at pricing, marketing times and distressed sales.
We had to go back to 2010 to find a poor year in Wynstone and since then sales rebounded well slipping just slightly in 2014. You can also see in our chart below that 2011 was the year we had more distressed sales year by year comparison. 2015 only had one. 2010 and 2014 had none.
With sales now steady it’s good to look at average marketing times and compare the same periods of time to look for any good or bad trends. Here are the numbers for each year.

- 2011 – Average time on market – 444 days
- 2012 – Average time on market – 541 days
- 2013 – Average time on market – 544 days
- 2014 – Average time on market – 335 days
- 2015 – Average time on market – 251 days
I did not include any attached homes, there are very few of them and they do seem to sell much faster. Here I want to give a fair comparison. No doubt that Wynstone is doing much better. Prices took quite a hit in this neighborhood and it’s going to take some time for them to claw their way back to the highest point. Marketing times down from 2.75 years to 0.69 years is a substantial drop!
