Barrington commercial real estate is different to residential real estate in many ways.
- The properties are different, for purpose and by type.
- Commercial real estate seems to be a business times and days only function.
- There are more rentals than sales.
- There are more ways to market commercial real estate than most owners know..
- Landlords and owners are not making the best use of the MLS, if at all.
As time in my career passes I seem to be dabbling in commercial real estate more and more. Either in Barrington or for one of my residential Barrington clients that now needs commercial help.
There are reasons I find commercial real estate interesting and reasons I don’t and am unlikely to switch over fully. That said I may help you with you commercial real estate needs in Barrington, it depends on what you need. The commercial real estate market in Barrington is sluggish, as a prospective tenant there’s plenty to choose from. As a Landlord you’ve got stiff competition, the rates are probably not where you would like them to be. As an owner, you’ve lost value plain and simple, and therefore your rental rates have suffered.
Depressed Barrington Commercial Real Estate
Commercial real estate follows behind residential in a recovering market. So while home sales have recovered, Barrington commercial real estate has a long way to go. There were several buildings in town that went into foreclosure. Others have remained vacant for a long time once existing tenants left. But things are beginning to look up a little and requests are coming again for space to rent. Tenants are looking for the best so don’t offer sloppy spaces!
I am a prime example of that statement. Last September 2015 I rented our office in a building that had been foreclosed on. No sooner than the lease was signed the new owners started taking away some of the services I had paid for. Internet service is key in real estate and yet, away it went. Some of the things we enjoyed as part of the lease were now being re-organized. In short I was now leasing space which was not as originally described. So come summer we started looking for a new office. I have just signed our new lease on a neighbor building that also went into foreclosure. The new owners are taking pride in the building, everything inside and out has been renewed! New doors, lights, fixtures, carpet, exterior makeover including landscaping. And guess what? They are renting this space faster than other landlords can blink!
That shows one thing. Tenants like me, are attracted to the best. Our clients that visit comment on how nice the building is. We’ll pay a little more for that!
