Homes in Barrington Hills IL have a wide range of prices. Buy an older small property for $300,000 if you’re lucky enough to find one, or spend upwards of $20 Million. The median price is about $1 Million. It’s rare that any of the big horse farms come up for sale. The average acreage is 5 or thereabouts. You can also buy a lot and build a dream home, imagination only limited by your budget. Read on for information on new construction.
The best deals are on foreclosed homes, however there are not many of those. You might find some estate sale homes. The cheapest homes will be older ranches that were built back in the 1950’s and 1960’s.
The community is all single family with one exception. A neighborhood that has a few townhomes is Paganica subdivision. In the early 2000’s builders were adding mansions that are not as sought after now. Building new homes has taken a more reserved attitude. Estate sized properties are the most common size of home here, some mansions exist on very large parcels of land. They have not sold well.
Barrington Hills is not a starter home location. Entry level homes here are available but as the original country location for businesses executives, they are not your typical first time buyer homes. That said if you want the acreage you can find older homes with as little as 1,500 square feet. A home with 2,500 to 3,000 is more common here which provides a 3 or 4 bedroom home under a half million.

What Schools do Students Attend?
This village is primarily served by Community School District 220. Elementary children may attend either Countryside or Sunny Hill. The middle schools are Station and Prairie Campuses and we have a centrally located High School for seniors.
A small area in the far west of the village falls in Algonquin School District 300. If attending district 220 schools is a primary reason for buying here, please call the administrative offices to verify. Information on listing sheets is not guaranteed.
Many buyers come to the area to move their children into our school district. Parents need to make informed decisions before moving into any school district. Reading past and present report cards helps when it comes to academics. The School District 220 web site has comprehensive information about all its schools. You can also search homes by school names but always double check with the administration office as things do change.
New Construction Options
Ready to build a dream home on acreage? Whether you just want a large lot, space for horses, or room to play on the 4 wheelers, there are plenty of vacant lots here. Prices currently range from $100,000 to a smaller lot upwards of $7 million for substantial acreage. Typically new homes are custom built to your specifications. You’ll need to find a builder, talk with the village about permits, maybe find an architect to draw your plans. Allow plenty of time from lot purchase to completion. Winter weather can delay breaking ground. We always suggest local builders, those with knowledge of how the village works. You will need to have a septic system and for water a well needs to be drilled. Barrington Hills is not connected to mains water and sewer systems.
If you have a big budget one of the largest properties on 70 acres is Hidden Ponds Estate, Barrington Hills. Also 207 Woodhaven Barrington Hills offers a very Colorado type house and experience, nestled inside tall evergreens. You can certainly escape to tranquility if you desire. A 22,000 square foot property at 344 Old Sutton Rd was built on 14.5 acres with a helipad but has not sold. Hill and Dale farm is one of the largest equestrian estates.
Can I Have Fences Here For Pets?
For dogs you can usually have a small fenced area close to the home for those outdoor visits, aka dog run. Fencing is allowed for properties with horses. Entrance gates and fencing are allowed but the building code for Barrington Hills is extensive and we suggest you always contact the village with all your fencing and gate questions. The majority of residences here are not fenced unless there are horses or equestrian facilities.
Transportation & Commuting
With Chicago’s O’Hare airport about 30 to 40 minutes away, travel for business or pleasure is easy. You’ll always be able to find direct flights to almost anywhere in the world. There’s also a Metra train station should you need to commute to downtown Chicago, it takes about an hour and there is a large parking lot. We also have I-90 closeby to get east and west, to downtown Chicago or Rockford.
Most people need to travel by car for their daily transport needs. Children are bused to the schools.
Shopping & Leisure
Closeby there are several shopping malls and areas. The Arboretum of South Barrington and Deer Park Shopping Mall offer high end boutique style stores. While the village does not have a shopping area there’s no lack of nearby towns with grocery stores, big box brand names, restaurants and fast food outlets. Most are no more than 10 minutes away but a car is necessary.
Horse riding and golf are two popular pastimes for local residents. With a riding center, Polo Club and golf course, residents don’t have to go far. There is a park district with a full size basket ball court built in 2016. There are 6 tennis courts at Countryside School maintained by the school district with tennis instruction is available. Residents also make use of the Canlan Sports Center in neighboring Lake Barrington.
If walking is your pleasure there are miles and miles of trails in the Spring Lake Forest preserve and Crabtree Forest Preserve.
