Overview of South Barrington
The community was incorporated in 1959 and is located in Cook County Illinois, in the northwest suburbs of Chicago. This is an upscale country style suburb. The Village came from rural roots and stills maintains its pastoral feel amidst the growth and development of recent years, providing a serene setting for neighborhoods and situated near convenient office complexes, restaurants, entertainment, hospitals and retail.
With a high median price of nearly $1 million the homes in the community, the area attracts business owners, physicians and other high income earners. The small village is made up of small to medium sized neighborhoods some of which are gated. Many neighborhoods have ponds, there are some larger lakes with waterfront homes. There is limited new construction and available vacant land available to build your dream luxury home. There is a luxury active adult community which is gated with a clubhouse.

South Barrington Subdivisions
Most are small to medium size subdivisions. Most buyers do not seek by neighborhood alone, although at the top price point there are some that stand out for the upper tier home buyers. Homes are single family most being on 1-2 azcre. There are no condos or townhomes in the village.
Located off Bartlett Rd just south of Algonquin Rd, this is an exclusive development of exceptional architecturally designed luxury single family homes. The subdivision is just 5 minutes from I-90 and about 7 minutes to Barrington Metra train station for commuters.
Built between 2001 and 2014 by builder Joe Elias and his company Vintage Elegant Family Estates, the subdivision is gated. View Hidden Lakes.
New construction in 2018 is a rare find. Another subdivision from builder Joe Elias and his company Vintage Elegant Family Estates, this small neighborhood offers luxury properties of 3,500 to 6,000 on main levels with 3/4 to 1 acre lot sizes. With just 15 lots available all of which must be built within 8 years of buying a lot. Snow removal and landscaping care is included in the HOA fee of $8,000 per year, $4,000 per year for vacant lots.

Magnolia Pointe is another development of architectural luxury single family houses. Located just off Mundhank Rd, north of Higgins Rd. Magnolia Pointe is a no through subdivision and comprises of Star Lane, Saucer Circle and Blossom Court. In late 2017 and 2018 a new gated entry is being built for Magnolia Pointe.
Magnolia Pointe is located close to The Arboretum Shopping Center. I-90 is about 3 minutes away. There is a gazebo and park area with tennis courts. View Magnolia Pointe.
A small subdivision of luxury houses located off Algonquin Rd. Building started in 2010 but stalled as the real estate market slumped.. There are only 14 lots here and very few houses are built. The gates remain open for now.
This location is close to the busy Algonquin Rd and as such may be noisier than many might want.
One of South Barrington’s largest subdivisions this gated community was built in the late 1980’s, constructed by Harris Builders. 30 years on there are still a few unbuilt lots. Styles include traditional, ranches, Colonial and luxury. Lake Adalyn is at the center providing some waterfront locations.
Located off Mundhank Rd and Barrington Rd, this subdivision is close to Barrington Rd for easy access to I-90, making the commute to Chicago or O’Hare airport easy.
Shopping is available in many nearby locations including The Arboretum. View The Glen.
Located off Algonquin Rd single family houses built from 1984-1995 offer large square footage on 1 to 1.5 acre lots. There is a small lake in the center so a few waterfront homes are available. The average house is 4-5 bedrooms with 5,000 square feet.
Located off Algonquin Rd this neighborhood has a large lake at the center with many properties having waterfront views. There are 18 homesites in Eastings Mere. Homes were built in 1988 to around 1999 and are typically brick exterior with 4 bedrooms and sizes from 3500 square feet to 7000. Houses are situated on 1 to 2 acre lots. Not all have waterfront locations. In ground swimming pools are not permitted in the neighborhood.
Large houses built between 1987 and 2001 offering 4-7 bedrooms and up to 8 bathrooms. Square footage 4,000 to 14,000, the only street is Polo Drive and many have waterfront location. You’ll find this neighborhood off Mundhank Rd.
Styles include contemporary, Traditional and Georgian.
Located north off Penny Rd to the east of Bartlett Rd, Lakeshore Estates is a subdivision built in the 1980’s and offers large homes around a large lake.
Lakeshore Estates homes offer expansive square footage on 1-2 acre lots. Most are brick and traditional in style with some ranch homes. The neighborhood is across the street from Barbara B Rose Elementary School.
South Barrington Lakes
South Barrington Lakes homes are situated on 1 to 2 acre lots, some of which will be waterfront location. Properties all use well and septic systems. Sizes are typically 4 bedroom homes of 3000 to 5000 square feet with basements and were built in the 1970’s – 1990’s. One of the oldest subdivisions, you can find great priced estate sized homes here.
Sunset Ridge Farms
The only neighborhood that does not have an HOA! You’ll find poplar creek running through the back of the neighborhood with a large lake at the west end so some houses have a waterfront location. Built from the mid 1970’s one of the original neighborhoods.
Home styles include Colonial, Ranches, Tudor with some new construction.
The Coves is a fabulous subdivision situated around an 85 acre lake. The two lakes in this subdivision are South Lake of The Coves and Lake of The Coves and they are reservoirs. Home to ducks and geese and other birds there is also an island in the middle.
Many owners in The Coves have water frontage, view The Coves.
New Construction Neighborhoods
The Woods of South Barrington
Toll Brothers started construction in this master planned neighborhood large subdivision in 2007. Buyers can choose from a traditional single-family house from the Estate or Signature Collections with 1/3rd to 1+ acre lots. Sewer is mains serviced and water is from a community well.
The neighborhood has plenty of green space and blends well with the country suburban character our area is known for. There are walking trails and parks here too. Children attend Barrington 220 School District. Some new construction is still available, in 2018 the subdivision is close to being completed.
The Woods is adjacent to the Arboretum Shopping Mall.
The Woods of South Barrington Regency – Active Adult Neighborhood
We have one active adult neighborhood in South Barrington, it is located in The Woods of South Barrington Toll Brothers development. For buyers 55 years of age or better, choose Regency at The Woods of South Barrington, an enclave of low-maintenance single-family ranch and two-story homes designed for active adults.

Other South Barrington Subdivisions
A small subdivision on Boland Drive, located off Bartlett Rd south of Penny Rd. With 10 lots there are only 6 houses built even though building was in the early 2000’s. Typical large estate sized houses, often with luxury features.
Barrington Homestead Estates
This small subdivision was built between 1987 and 1998 and offers single family houses on 1 acre lots. Located off Mundhank Rd on the east of Barrington Rd, look for Mohawk Drive and Mohawk Court.
Just off Algonquin Rd to the west of Barrington Rd this tree lined neighborhood is set well back providing the quiet living expected in an upscale market. Built from 1985 through 2000, estate sized two story and ranches enjoy wonderful landscaping, 1-3 acre lots and a variety of styles to choose from.
Located at the far east of the village, Cotswold Manor was built 1977 to 1992 and offers more affordable pricing in a luxury market. Colonial, Tudor, Ranches and Contemporary styles, you’ll find us off Palatine Rd, east of Barrington Rd.
A neighborhood divided into 2, looks for North Cutters Run and South Cutters Run along Bartlett Rd south of Penny Rd. Comprising a total 55 sites, most now developed, offering large square footage on 1-3 acre lots. Although most were built from 1992, new homes are still being built, the newest just finished in 2018. A few lots remain to be developed.
The average size in Cutters Run is 7,200 square feet but go as high as almost 20,000. Cutters Run is a luxury neighborhood.
Located at the junction of Barrington Rd and Algonquin Rd, Falcon Lakes offers expansive sized houses built in the early 2000’s. Lot sizes are around 1.3 acres. Some lots are yet to be developed. Luxury but close to busy roads.
Located off Barrington Rd just north of Algonquin Rd, Farmington Rd and Farmington Drive is a late 1990’s small neighborhood with just 10 houses built and a couple of vacant lots. Exteriors are brick and stone on a typical 1 acre lot. The average size is around 4,400 square feet on main levels with basements. There is very little sales movement in Farmington Ridge.
33 property sites and all but one have been developed, this subdivision was built between 1994 and 2004. House sizes are between 4,000 and 8,000 square feet on 1 to 1.5 acre lots. Basements add more living space and many are finished.
Located off Algonquin Rd this is the most easterly subdivision in this community.
A small neighborhood of just 9 properties located off Penny Rd and next to Algonquin Rd, you’ll find large houses on 1-1.5 acre lots. Built around 2001 the average property has around 6,000 square feet on lot sizes of 1 to 3 acres.
Located at the start of Penny Rd, near Algonquin Rd another small neighborhood going back to the 1960’s but most properties were built in the 1980’s. Plenty of Georgian and Colonial styles here mostly of brick and cedar siding construction.
Meadow Lakes is a small neighborhood of just 17 sites, some of which have small lakes in the back yards. Built from 1992 – 2002 these houses have large square footage on 1-2 acre lots. Expect sizes to be 5,000 to 7,500 square feet. Exteriors are mostly brick and 4 car garages are common.
Bult from 1989-1992 houses on Stoneridge Drive offer large accommodations on lots sizes of 2-3 acres. This medium sized neighborhood is located off Penny Rd, west of Algonquin Rd.
South Barrington Green
Dating back to 1972 this neighborhood has a reasonable amount of ranches, they were a popular build at the time. Located off Penny Rd to the west of Algonquin Rd, the average house offers 4-5 bedrooms, on lots of 1 to 3 acres. Some properties are as young as 2004.
Spring Creek is a subdivision of luxury and large single family houses on 1-3 acre lots. Located off Bartlett Rd north of Penny Rd, the Elementary School is very closeby. Built from 1989 through 2007. Square footage up to 11,000 with basements including walk out, circular drives, 4 car garages.
Terra Vita Estates
Located off Barrington Rd south of Algonquin Rd, Terra Vita Estates comprises 17 sites, not all built yet. Age 2002 – 2007 offering expansive square footage on 1.5 acre lots. Most are brick and stone two story, I know of one ranch.
45 homes centered around 3 ponds, some offer a small water view. Built during 1988-1996. Located at the south end of Mundhank Rd houses are large with an average 5,600 square feet on main levels plus basements, and on up to 3 acres.
A small neighborhood of just 8 single family houses built around 2000-2006, offering brick and stone exteriors and estate sized accommodation. Located on Red Hill off Mundhank Rd on the east of Barrington Rd.
Willow Bay is a medium subdivision of properties, with some small ponds. Located of Mundhank Rd west of Barrington Rd. Offers a variety of styles including Ranch, Tudor, Colonial, medium to large size houses.
A subdivision of 46 properties in a neighborhood located off Alqonquin Rd east of Barrington Rd very close to Hoffman Estates and across the street from Paul Douglas Forest Preserve.
One of the earliest subdivisions of the village, houses are smaller in size but have lots averaging 1.25 acres in size. Built from late 1960’s through 1980’s offer family sized accommodations. Children go to Palatine Schools.
Located off Mundhank Rd this neighborhood of 18 homes was built in the late 1990’s to early 2000’s. Homes are substantial in square footage on 1 acre lots. Homes are typically brick and stone with most a traditional style.

Commuters and Travel Transportation
With Chicago’s airport about 30 minutes away, travel for business or pleasure is easy. You’ll always be able to find direct flights to almost anywhere in the world. There’s a Metra train station in Barrington village center for South Barrington residents to commute to Chicago; it has a very large parking lot. Alternatively Palatine station may be closer. It takes about an hour to the city. I-90 is accessible and within only 5 minutes from South Barrington.
South Barrington IL is served by three school districts, the majority of children attend Barrington 220.

Reading past and present report cards helps when it comes to academics. The Barrington District 220 web site has comprehensive information about all its schools. You can search homes by school names but always double check with the administration office which boundaries apply to any home.
Leisure & Nature
South Barrington is home to Pinstripes and IPic Theaters in The Arboretum which offer local entertainment or you can head to the IMax theater on Studio Drive. There are plenty of bowling alleys in the area. You can also head to downtown Chicago, The Allstate Arena or United Center for baseball games, football and ice hockey or many of the theaters.
If you love wildlife you’ll want to visit The Stillman Nature Center. It’s a private, non profit, educational center on 80 acres of land that was donated by Alexander Stillman. You’ll be able to enjoy natural grasses, critters, mammals, birds. The center has events and public programs, and school outings. It’s open daily all seasons but does not have an indoor visitors center. All outdoor here!
In The Coves neighborhood the large 85 acre lake is home to hundreds of birds. Binoculars needed! Residents have the right to use the lake for leisure, no powered boats though.
Shopping & Eating
The Arboretum is the newest location for shopping, it’s an upscale outdoors shopping mall on the doorstep of South Barrington residents. You’ll find many known brand name stores, cafes and restaurants. Daily grocery needs are plentiful either in Palatine, Barrington or Hoffman Estates. Woodfield Mall in Schaumburg is only 15 minutes away, one of our largest indoor shopping malls with big names like Macy’s, JC Penney and Sears.
