We recently listed 2 Beacon Hill Drive South Barrington for sale. This luxury home deserved the best possible visual presentation but back in March the grass was brown, the trees were bare. The time was right for the sellers to sell, waiting was not an option, so we proceeded with the professional photos exterior and interior. In May we decided it was time to update the exterior photos now the grass and trees were green. Here’s the before and after pictures.

The house is magnificent but the landscaping is fairly dull and bare. We would never want to leave it like this during it’s marketing time. It’s not the way to show our luxury homes presentation. We had the photographers back for a new set of exterior photos.

What a difference a couple of months makes to the visual look of a house. New photos certainly propel the curb appeal to a whole new level! Fortunately it was Mother Nature that helped us out with new grass and filled out trees and shrubs. This is now our main photograph, taken at a slight angle to include more of the beautiful landscaping.

Taking our presentation one step further. Our professional photographers offered us a twilight photo. Yet another way we upgraded the presentation of this gorgeous luxury home.
How’s the presentation of your luxury home? Dull boring and static? Or up to date, vibrant and oh so beautiful? Marketing luxury homes is an ongoing project, until the sale is closed. It should never be a one and done project.
A Luxury Homes Presentation Must Include
What about a floor plan? Does your luxury home have a floor plan for potential buyers to look at? When we bring luxury homes with large square footage to the table, the room count is mentioned. The room sizes are also provided. But sometimes the measurements do not do translate well into buyers perceptions. The best way to add perspective to a homes real size is to add a floor plan. Now buyers can see where each room is, which floor it’s on and start realizing how well the home can be used for their family.
Add the photographs to the floor plan for a real life experience. Engage the potential buyers.
Elevated Photos. This makes for great photography when a home is sitting on a hill. There’s nothing worse than looking up a hill to a house. Our home is only a slight incline, we elevated the twilight photo to make sure the house was more prominent that the drive.
The photos below are of another luxury home using elevated photos in our luxury homes presentation. Standing in front of this home to take a photo is difficult due to the location of the driveway and landscaping. So our photographer went up to capture the expansive lawns.
The house sits on a 2 acre lot with a huge patio and a lake at the rear. More photos in our presentation brought real meaning the the exterior of the home with elevated photos and aerial photos using our drone.
Aerial Photography. Most luxury homes in South Barrington, Barrington Hills, Inverness and our surrounding neighbors sit on a 1 acre lot or more. Our luxury homes presentation includes aerial photos with the use of a drone. Now the buyers can see what your surroundings include. Perfect for relocation buyers looking at the area before they start making trips out here.
Show off your acreage, barns, horse stables, outbuilding, paddocks or other equestrian facilities. Show off your waterfront, tennis court, swimming pool, or boast about your seclusion, landscaping and neighborhood. Flaunt it. Buyers need to be tempted, it’s the best add on to anyone photography presentation for luxury homes.
The photo below is not of a luxury home, more a large estate sized home on 2 acres backing up to conservation. If your buyer is looking for quiet, country suburban and wants room for dogs to run, kids to fly kites or the wildlife to wander through, this location is for you. A photo of the house on it’s own would never have given a buyer all the information. This is a still photo taken using a drone.
