When a buyer loses out on buying a luxury home in South Barrington due to lack of interest and skill with an existing Realtor, it maybe time to change Realtors! My buyers were in exactly this situation and lost a home due to lack of local knowledge about homes in South barrington and submitting offers on luxury homes. Their Realtor simply opened doors for them. He had little knowledge of luxury homes. He had zero knowledge of home improvements or costs. This was important to them. They turned to me, an experienced luxury homes Realtor and buyers agent.
As a Realtor taking over from another, I explained to the buyer they had to make sure they could “extract” themselves from the existing Realtor. It’s important buyers understand any agreement they do or do not have with an existing Realtor, and whether they can end the agreement. Viewing Luxury South Barrington Homes
We started working together in July but most of the existing luxury South Barrington homes had already been viewed by these buyers. So it was a sit and wait for more homes to come to the market scenario. This puts buyers at an immediate disadvantage, it takes away some price negotiation power. New listings that receive offers very soon after listing for sale are going to expect those offers to be very good.
While we waited we did some research into real estate taxes in Cook County and South Barrington. We also assessed a home that had been for sale as a FSBO “For Sale By Owner” and was now listed with a Realtor. Ultimately the price was just too high. We also looked at homes in St Charles but they did not offer an all around solution to the commuting times from Chicago.
Finally a new listing that meets the criteria. We submit our offer quickly, negotiate and settle on terms. The reality is that was in August, not long after we had started working together. There were a few bumps in the process but the buyers closed on October 21st 2016 on this luxury South Barrington home.
We also managed to negotiate the sale at 91% of asking price, only 2 weeks after it was listed. The average for South Barrington is 95%, so the buyers were very happy with my efforts.
