There are two important things sellers want and they both come close to the top spot. The first is to find a buyer for their home and second is to sell their home within their specific time frame. We’ll talk about time frames in our next post, today it’s finding buyers.

Not so long ago marketing was print advertising, newspapers, magazines or distributing flyers. Those days are passed. Why? The shelf life of these methods is very short, and the majority of buyers do not use them anymore as their primary resource of research. Now more than 90% of buyers start and use the internet to find homes.
Marketing plans are not complete if they stop with the MLS. Far from it. Becoming a featured home on an agents website might sound like a fantastic proposition for any home seller. The question that needs to be asked is how much traffic does that agents website get every month. In reality there are very few successful individual agent websites. It takes a lot of time and commitment to build a website that attracts traffic. Some brokerage sites do better but then your homes is just one of hundreds.

Sellers don’t want their homes for sale to be kept a secret. Exposure is the name of our game, marketing is the method and selling your home is the goal. So consider wisely when you interview real estate agents. Find out what their marketing plan includes and what it does not.
