When choosing a lot, if you are interested in finding out which schools children are going to attend, please always call the district offices to confirm the boundaries. Hawthorn Woods spans several school boundaries. New subdivisions have the information but always check before you plan a build if it is important to you.
Builders I have worked with that are building here today are Icon Builders and Dartmoor Homes. They have a large presence in Chicagoland for custom homes. I am happy to put you in touch with either or both. I also have other builders you can talk to about your building plan.
Things you should consider when buying vacant land. There is no guarantee when buying a lot from anyone, and that includes builders, that you can build what you want. First there’s the soil. It may not support standard construction. Are you ready for additional costs with sub standard foundations? Most buyers would prefer to know and be able to walk away. A budget can be exceeded otherwise. The best advice is to have soil tests done. Have a chat with the village building department as well. They won’t give you a permit but you can at least get an idea if your plan is on the right track.
When Should You Start To Build?
If you are buying direct and choose from an on site builder it will be easier to know when. You need to factor in how many homes are left to choose from or how many available lots. If a builder owns the neighborhood and rights to build you can be sure other buyers are looking. You should find out about financing soon and make your decision based on all of these aspects. If you will have a house to sell it can be tricky aligning it all.
For a custom build you may need to buy the lot outright before you engage the services of a builder. The last thing you want is to lose a lot because you think no one else is buying, or that no-one will buy “your” lot during winter. Lot purchases for the most part will be cash. There are a few lenders that will lend for a year term. If you wrap up a lot purchase with a build there are more lenders willing to jump in. The loan is a combination loan, it releases the lot purchase when you close and the remaining funds are released in stages throughout the project. Most interim installments as they are known as released only after permit inspections are completed and passed. This protects you and the lender at the same time.
Building custom may make it harder to time an existing sale. Inevitably your build is going to take longer than anticipated. They always do! You’ll need to consider the current state of market, a potential sale time for an existing home, the average time on market for your neighborhood or village. Get an honest opinion on location, presentation, curb appeal and condition and price accordingly.

Todays new home buyer is looking for a good sized family home but the days of the bigger the better are long gone here in Barrington and the North West suburbs of Chicago. Four bedrooms are the minimum, on-law suites or main level bedrooms with full bathroom are high on the list. Puja’s or temple rooms are often requested. Landry mudroom combinations are out. Laundry rooms are preferred upstairs in a two story house. The entrance from the garage is now considered a drop zone or locker room and highly desired.
