I often have requests to help both buyers and sellers with horse property real estate outside Barrington. This time I helped buyers find the best location and home in McHenry County. We started with a wide area of potential properties and narrowed it down to Woodstock Illinois. These buyers were from out of state, another of my relocation sales! It only took two trips to town and a third for the closing to get this sale completed.
What makes a property the perfect choice? Presentation is key. That does not mean it has to be all upgraded, it means it must be well maintained, clean, tidy and of course priced right to sell. The buyers toured this property on their second visit to Illinois. There was another they had thought about making an offer on, but our second visit to that property was canceled once they had toured this one. In addition to a very well maintained home with the right accommodation, the property was also very well presented; it was clear the owners really cared about the property.
Although zoned for horses the property did not have any fencing and no barn. However it’s adjacent to the riding trails. When buying real estate it’s all about checking off many of the boxes on your wish list but also understanding it’s unlikely you’ll achieve them all. Adding fences and a barn for these buyers was not as big a deal as having to potentially add accommodation to a house. Budget was a primary concern as was being close to riding trails. When a property gets you to 80% or higher of your wish list, it really is time to consider a property.
For these buyers it was clear this house was “The One”. The offer was made promptly, the buyers were able to return home early, the offer was accepted and digitally signed while they traveled home. For relocation clients it’s all about having the tools to process paperwork remotely. Digital signing is one of those tools we use in many of our sales, because we do help a lot of relocation buyers, and indeed sellers.
While I attended the home inspection it was fun to see the wild turkeys arrive for a drink. This was back in September. It’s now November and the buyers drove in from out of state for their home closing. The snow storm held off just long enough for our walk through and closing. I had three happy buyers, plenty of grins, they are totally thrilled with their new home and future horse property in Woodstock IL. I think the dogs were secretly thrilled too. Plenty of space to run, catch ball and those turkeys better watch out next year!
